We watch the county sites, you get one email a week

Tax sale dates live on hundreds of county pages that change without notice. Alerts checks every county we cover each week and sends you what matters: deadlines first, every sale in the next 30 days, and what moved or was cancelled. $19 a month or $190 a year, cancel anytime.

No course, no coaching, no upsell. Just the dates, checked against the county.

Why pay when the calendar is free?

The calendar is the record. Alerts is the watch. Counties post a date, move it, pull properties and close registration well before the sale, and none of them email you. Lake County, Illinois, for example, closed registration on Oct 23, 2026 for a sale three weeks later. Alerts puts those deadlines at the top of every email.

What's in each weekly email

When
Once a week, after our weekly check of every county source page.
Deadlines
Every registration deadline in the next 30 days, soonest first, with the sale it's for. If a county's own pages disagree on a deadline, we say so and give the earlier one.
Coming up
Every dated sale in the next 30 days, grouped by state, with date, time, online or in person, deposit and a link to the county page it came from.
What changed
Sales a county added, moved or cancelled since the last email.
Parcel lists
When a county publishes the list of properties in its sale and its terms allow reuse, we send it as a spreadsheet. Some counties allow personal use only or forbid copying, and private auction platforms keep their own lists. For those we link straight to the county or platform.
Coverage
806 counties and towns in Alabama, Alaska, Arizona, Arkansas, California, Colorado, Connecticut, Delaware, District of Columbia, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Tennessee, Texas, Utah, Vermont, Virginia, Washington, West Virginia, Wisconsin, Wyoming. We add more every month, starting with the ones subscribers ask for.

Questions

Where does the information come from?

Only from the county's own pages and the legal notices counties must publish. Every sale links to its source and shows the day we last checked it. We never guess a date: if a county hasn't posted one, we say so.

How is this different from tax sale data services?

Big data services sell research tools and parcel databases, often for $50 to $100 or more a month. Alerts is narrower and cheaper: a checked calendar of dates and deadlines, delivered weekly, with the county's own list linked or attached. Use it to decide which sales are worth your research time.

Which states do you cover?

Today: Alabama, Alaska, Arizona, Arkansas, California, Colorado, Connecticut, Delaware, District of Columbia, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, North Dakota, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, South Dakota, Tennessee, Texas, Utah, Vermont, Virginia, Washington, West Virginia, Wisconsin, Wyoming. We add counties every month and put subscribers' requests first.

How do I pay?

Checkout is run by Buttondown, the service that sends our emails, and payments go through Stripe. You pick monthly or $190 a year there. Your card details never touch this site.

Can I cancel?

Yes, anytime, from the link at the bottom of every email or by logging in to your subscription, where you can also change your card or see past payments.

Do I still get the free emails?

Yes. Subscribing to Alerts signs you up for the free emails too.

Is this investment advice?

No. Counties change dates, pull properties and make mistakes. Always confirm with the county before you register or bid.
