New Hampshire tax sales

deed state

New Hampshire towns and cities, not counties, collect property tax. If taxes are not paid in full by December 1 after assessment, the town's tax collector can put a real estate tax lien on the property; the lien has priority over other liens and accrues interest at 14 percent per year. Anyone with a legal interest can redeem until the collector issues a deed, which can happen 2 years after the lien was executed; the deed goes to the lienholder, usually the town, though the governing body may refuse a tax deed. Towns then sell some tax-deeded property, and excess proceeds above what the town may keep go to the former owner.
