Arizona tax sales

lien state

Arizona sells tax lien certificates (Certificates of Purchase) on real property with delinquent property taxes, not the property itself. Each county treasurer runs one sale a year in February, and in the large counties it is held online through a third-party vendor (RealAuction's arizonataxsale.com sites). Bidders bid down the interest rate they will accept, starting at a 16% maximum, and the owner can redeem at any time by paying the taxes plus that interest. If the lien isn't redeemed, the holder must wait three years from the sale before starting a foreclosure action in court to get title.
