District of Columbia tax sales
lien state
In the District of Columbia there are no county sales: the Office of Tax and Revenue (OTR) holds one Annual Tax Lien Sale for real property with delinquent taxes, and the buyer gets a tax lien (certificate of sale), not the property. The 2026 sale was held in person at OTR's office on August 19 and 20, 2026, with a minimum deposit of 20 percent of the purchase price and the balance due within five business days. Liens not sold to bidders are bid off to the District and can then be bought over the counter online on weekdays. The lien earns interest of 1.5 percent per month on the sale amount; the owner can redeem until a court issues a final order in a foreclosure case, which the buyer may start six months after the last day of the sale if the taxes remain unpaid.
