New Mexico tax sales
deed state
In New Mexico the state, not the county, sells real property for delinquent property taxes: the Taxation and Revenue Department's Property Tax Division (PTD) holds public auctions county by county. There is no set schedule, and the PTD does not hold a sale in every one of the 33 counties each year. Bidding is oral and in person, starting from a minimum bid equal to the taxes, penalty, interest and costs due, and the state issues a tax deed equivalent to a quitclaim deed. New Mexico has no right of redemption for former owners after the sale, but a former owner has two years to challenge the sale in court; all sales are final.
