Massachusetts tax sales

deed state

Massachusetts cities and towns, not counties, collect property tax. If a tax on land is not paid within fourteen days after demand, the town's collector can take the land for the town, creating a tax title, a limited ownership held by the town or a third party that buys or is assigned it; the account then moves from the collector to the treasurer. The owner can redeem by paying the tax title with simple interest of 16% a year, or 8% for tax titles entered on or after November 1, 2024. After 6 or 12 months the holder can bring a foreclosure case in the Land Court, and once it is foreclosed the town may keep the property or sell it, listing it with a broker within 180 days; former owners can claim the excess equity from a sale.
