Minnesota tax sales
deed state
Minnesota does not sell tax liens to investors. When delinquent property taxes go unpaid through the redemption period, the land forfeits to the State of Minnesota, which holds it in trust for the local taxing districts. The county board then classifies each forfeited parcel as conservation or nonconservation, and the county auditor may offer nonconservation land for sale at a public auction at the county seat. A parcel cannot be sold for less than its appraised value, except in a later sale the county authorizes under the statute, and the sale is for cash unless the county board has adopted terms, which require at least 10 percent down. The buyer is entitled to immediate possession. Counties may also sell unsold parcels over the counter after an auction. Former owners and lienholders may be able to claim surplus proceeds from a sale.
