Indiana tax sales

hybrid state

In Indiana, the county auditor and treasurer offer delinquent parcels at an annual tax sale. Buyers bid at least the minimum bid (delinquent taxes, penalties and sale costs), and the parcel is sold subject to the owner's right of redemption; the winning bidder gets a lien certificate and can seek a tax deed if the property isn't redeemed. Sales must be held within 171 days after the delinquent list is certified to the auditor, so most large counties hold them online between late summer and fall, often through vendors such as GovEase or zeusauction.com. The owner generally has one year to redeem, paying 110% of the delinquent taxes, special assessments, the next tax installment and sale costs within six months or 115% after that, plus 5% a year on any overbid. Parcels that don't sell pass to the county commissioners, who can later sell the certificates at a separate commissioners' certificate sale, usually held in spring.
