How to bid: Register in person at the Collector's office before the day of sale (the county says no one may register on sale day; out-of-state bidders must be registered by the Wednesday before the sale). Missouri residents file a sworn, notarized affidavit with the Collector before the sale. The 2026 sale was held at the historic Cass County Courthouse, 102 E. Wall, Harrisonville; all bidders must be present. Properties go in the order published, the opening bid is at least the total back taxes, and raises are at least ten dollars. Pay the full bid at the end of the sale, no later than 2:00 p.m., by cashier's check, cash or credit card (fees apply); a defaulting purchaser owes a 25% penalty plus attorney's fees.
