Utah counties sell real property with delinquent taxes at an annual tax sale that the county auditor conducts in May or June. A property is offered once its period of redemption is expiring, which comes after the lapse of four years from the date the taxes became delinquent. Until then, anyone may redeem the property on behalf of the record owner at any time before the tax sale. Each county sets its own date, format and payment rules within that window.
