Georgia tax sales
redeemable deed state
Georgia does not sell tax lien certificates. When property taxes go unpaid, the county sheriff or tax commissioner levies on the property and sells it at a public auction, usually on the courthouse steps on the first Tuesday of a month, and the winning bidder receives a tax deed. That deed conveys only defeasible title at first: the owner or anyone with an interest in the property can redeem it within 12 months of the sale by paying the purchase price plus a premium (20 percent for the first year, and more for each later year) and other allowed costs. After 12 months the buyer may give the statutory notice that forecloses (bars) the right to redeem. Bidding opens at the taxes and costs due, bidders usually must register with the selling office before the sale, and counties generally want cash or certified funds on sale day.
