Colorado county treasurers sell tax lien certificates on properties with unpaid property taxes. They don't sell the property itself. State law requires the sale on or before the second Monday in December, so most counties hold it in October or November, and the larger counties now sell online through SRI (Zeus Auction) or RealAuction (coloradotaxsale.com). Bidders compete by paying a premium (bonus bid) above the amount due. The premium is never refunded and earns no interest. The lien earns a yearly redemption rate set at nine points above the federal discount rate (13% for 2026 sales, per several counties). If the owner hasn't redeemed after three years, the holder can apply for a Treasurer's deed.
