Ohio tax sales

Ohio mostly sells tax-delinquent real estate outright after a tax foreclosure. A court orders the parcel sold, and the county sheriff sells it, usually online through the state's sheriff sale auction site run by RealAuction under a state contract. In a tax foreclosure the minimum bid can be the taxes, assessments, penalties, interest and costs owed rather than the usual two-thirds of appraised value. Parcels left unsold after two sales are forfeited to the state, and the county auditor can later offer them at a forfeited land sale. Some county treasurers also sell tax certificates (liens): at a public auction, bidding starts at 18% simple interest per year and goes down. Some counties, such as Franklin, instead sell their certificates in bulk as a portfolio.
