Information only, not investment or legal advice. Sale dates, terms and deadlines change; always confirm with the county before you register or bid.

Upcoming sales

No specific sale dates or recurring sale day are posted on the county pages; the Sheriff refers bidders to the RealAuction site and newspaper notices (Sundays in the Hamilton Journal and/or Middletown Journal). A property with no bid is offered again two weeks later. The Auditor says the forfeited land sale planned for 2026 was canceled because no parcels were available; it is typically held in August.

How to bid
All sheriff's mortgage foreclosure and tax sales are held online on the Butler County RealAuction site, which holds the registration and bidding details. Tax sales are started by the County Treasurer; the minimum opening bid is the taxes and costs owed, and tax sales require a down payment of taxes and costs. The balance is due by certified or cashier's check within 30 days of the Sheriff's notice after the confirmation of sale, plus recording and conveyance fees. Sales are as is, and the Sheriff does not show properties.
